Convenience store & commercial real estate brokerage

Our model: land acquisition to grand opening, fully financed

Building or buying a convenience store usually means juggling a broker, a lender, a contractor, a fuel jobber and a brand rep who have never spoken to each other. We put them in one room — and in many cases, we are the room.

Land acquisition & site consulting

We find and evaluate sites the way an operator and a fuel brand will: traffic counts, turning movements, access and TxDOT driveway considerations, utilities, competition, zoning and platting, and what the trade area will look like after the next subdivision opens. Then we negotiate the purchase and manage due diligence through closing.

Construction consulting

From concept plan and store layout through permitting, fuel system design, canopy and equipment, and general contractor selection, we help owners make the decisions that affect gallons and inside sales for the next twenty years — before the concrete is poured. We can build the store to your specifications.

Financing

We can get it all financed. We work with lenders who understand convenience store underwriting — SBA 7(a) and 504, conventional commercial, and construction-to-permanent loans — and we package deals so land, construction, equipment and working capital are covered, typically with 10% to 20% down.

Fuel supply & brand partnerships

Through our distribution partners we can secure competitive fuel supply contracts for new and existing stores. Our relationships with fuel distributors also mean more from the brand — image and marketing funds, signage and equipment contributions, and upfront capital that helps you build. The fuel contract is often the single biggest driver of a store’s value; we treat it that way.

Market studies

For development sites we can provide an IMST (independent market study) projecting inside and fuel sales, so you and your lender know what the store should do before you break ground.

Who this is for

  • First-time operators who want a proven path from site to opening
  • Existing operators adding stores or rebranding
  • Landowners who want to develop a corner instead of just selling it
  • Investors who want a built, leased and supplied asset without carrying development risk
